How to file a RERA complaint

If your builder is late or broke the agreement, you can complain to your state's RERA authority under Section 31 of the RERA Act. Here is where to file, which form, the fee and what to attach, from each authority's own rules and manuals.

Before you file, in every state

  • Refund or delay interest (Section 18) is claimed in a complaint to the Authority. Compensation for loss is decided separately by the Adjudicating Officer, on its own form.
  • Keep copies of your agreement, every payment receipt and every letter or email. The amount you can claim depends on the dates of your payments.
  • Our delay refund calculator works out the interest at your state's prescribed rate and drafts the complaint text for you.

Fee

  • ₹5,000 per complaint (Form A), plus the portal's service charges.

  2. Upload your documents and pay the fee online.
  3. After filing, submit a convenience set of up to 20 pages if MahaRERA asks for it.

What to attach

  • Agreement for sale or allotment letter
  • Payment receipts and statement of account
  • Letters and emails with the builder
