How we score

The Thok Score (0–100) is a rule-based score we publish in full. It is recomputed whenever a source record changes. Forecasts, like delay probability, are shown separately and never folded silently into the score.

Pakka75–100No serious red flags in the records we checked.

Missing data never counts against a project. Each factor reports a score and a coverage (0–1). The headline is the coverage-weighted average of the factors we could check. Confidence is High when checked factors cover at least 70% of the total weight, Medium at 40–70%, and Low below that.

Hard overrides

A lapsed, revoked, suspended or abeyance registration, a project on an official defaulter list, or a promoter in insolvency caps the score at 49 (Ruko) whatever the other factors say. Official flags (for example HRERA's “Lapsed Project”, “Registration Suspended”, “QPR not Uploaded”) are shown exactly as the regulator publishes them.

Delivery record, exactly

Start at 100. Subtract 3 points per month the possession date was moved, 4 points per month past the latest date without completion, and 10 if an extension certificate was issued. A lapsed registration scores 0. The result is clamped to 0–100.

Matching builders across records

Naming the wrong company is the worst mistake we can make. A name match alone never links an insolvency notice or court case to a builder. Matches go to a review queue, and a person approves them only with a second signal (CIN, director or address). You can see the evidence for every link.

We crawl politely: rate-limited, with an honest user agent, off-peak. We never bypass a captcha; captcha-gated records are fetched by a person for paid reports only. Every page we read is archived with a hash and timestamp, so any fact can be traced to its source.

Zero builder money

No ads, sponsorships, paid listings or paid score changes from any builder, ever. Builders can submit a correction with evidence. We review it within 7 days and show their reply alongside the record, never in place of it.

Verdicts are information from public records, not legal or investment advice.
