Registered · Dec 2022. TNRERA doesn't publish lapses: ask for the current registration or extension certificate.

Ask for the sold/unsold inventory as filed with TNRERA.
  5. ?
    Clear land title ASK BUILDER
Ask for the title search report by an advocate and the latest land record (7/12 in Maharashtra, Jamabandi in Haryana, Khatauni in UP, Patta/Chitta in Tamil Nadu) showing the promoter as owner.
  6. ?
Commencement certificate (CC) and approved plans ASK BUILDER
Ask for the CC covering your floor and the sanctioned building plan.
